*First, we must inform you there are NO parties or events allowed at this property. There are state and city laws that must be respected, as well as our neighbors. Any parties or gatherings of any kind will result in a minimum fine of $2,000. This is a tranquil neighborhood that's best suited for guests looking for a relaxing getaway. Other things to note
The fire pits/fire table are seasonal and not operable during summer months as they are a fire hazard risk.

STATE LAW STRICTLY PROHIBITS PARTIES/EVENTS at the property, and the city of Scottsdale has quiet hours from 10 pm to 8 am. This is a residential area and we must respect our neighbors. The home is outfitted with NoiseAware (measures volume decibels; doesn't record) & that notifies us when noise levels at the property exceed the set limit. Violating noise ordinances is a minimum $2000 fine. And if the police are called to the property or the noise monitors go off more than twice, guests will be fined and asked to leave. We only issue one warning, so please consider this before booking. Thank you!

We use SUPERHOG as part of our guest screening process. Your SUPERHOG application must match the primary guest name on the reservation, and your background check must be completed within 48 hours of receiving your booking confirmation as per State and City law. Your booking is NOT confirmed until these requirements have been fulfilled. Once the reservation is confirmed, and prior to check-in, guests must sign a Rental Agreement outlining the terms of the stay, stating that they agree with and acknowledge:
- to abide by our rental terms and conditions.
- to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- we collect either a fully-refundable deposit (w/non-refundable admin fee) or a non-refundable damage waiver.
- that both the deposit and the waiver cover you for any accidental damage during your stay.

The max occupancy is 12. Day visitors are ok but must not stay overnight. There's a $250 per person fine for overnight guests over the max occupancy.

The cleaning fee is pass-through; the entire amount goes to our cleaning team! We partner with Well & Good and pay above-average rates to guarantee a clean and safe environment for our guests. Well & Good Promises: 1) Professional Cleaners (trained & certified) 2) Offsite Laundering like fresh hotel linens & 3) Guest Essentials: luxury soaps and more. If you'd like a mid-stay cleaning, please let us know.

Mid-stay cleaning is available for a fee. Please notify your host to arrange it.

We provide some complimentary home & bath essentials, like soap, shampoo, conditioner, toilet paper, paper towels & some laundry detergent. Anything else you need, you must purchase it.

There are surveillance cameras on the exterior of the property for security & guest safety.

We believe in complete transparency about our unique environment. As temperatures rise, it's not uncommon to encounter some of Arizona's native wildlife, including mice and insects, particularly around the pool and garden areas. Despite our best efforts to keep the premises clean and inviting, these creatures are a natural part of the desert ecosystem.

HOUSE RULES:
- Travelers must be at least 25 years of age or older to book.
- Primary guest on the reservation must stay at the rental property.
- Locals, contact us prior to booking. Instabook is unavailable for residents coming from within 4 hours of Scottsdale, AZ.
- Smoking of any kind (tobacco or cannabis) in the home is strictly prohibited. Failure to comply with the non-smoking policy will incur a $2,500 penalty if damage to furniture or any smoking odor is detected.
- Recreational drug use or any illegal activity at the property is strictly prohibited. Failure to comply incurs a $300 penalty.
- No tent or other structures may be set up on the property grounds.
- Renters agree to cover any cost related to damages that occurred during their stay, including extra-cleaning charges if needed or any unauthorized pets if discovered during or within a reasonable amount of time after their stay. These amounts are charged to the credit card on file and followed by an email breaking down the fees and damages. No charges are ever processed without prior written notice. The minimum fine for damages is $500.
- Renters may be required to provide a government ID on the day of check-in or during their stay.
- Please avoid moving furniture.
- Pet-friendly property (max 2 dogs, no cats) with prior authorization only, and a pet fee applies. Must clean up after your dog or incur an $150 additional cleaning fee. The place is suitable for pets, but there’s no pool fence, and this is a desert area with coyotes, birds of prey, and bobcats, so please don't leave them unattended!
- If you use the exercise equipment or sauna, you agree to do so at your own risk. We will not be held responsible for any action, claims, liability or loss in respect of the use of this equipment.
- Many items in the home run on propane (hot tub, fire pits, BBQ, pizza oven). Never turn the gas on and forget to light it! It’s an extreme fire hazard. If propane-run devices are left on, and the gas runs out, there's a minimum fine of $2,000 to refill the tanks.

SWIMMING POOL & JACUZZI SAFETY ACKNOWLEDGEMENT & RELEASE:
1. Supervision is key to preventing drowning accidents: never leave children unsupervised in the pool or jacuzzi or in the pool vicinity - not even for a second!
2. Always watch children around the pool or jacuzzi. Do not rely on barriers to keep children from reaching the pool or jacuzzi. No barrier is childproof. Barriers only slow a child's access to the pool or jacuzzi.
3. In case of an emergency: act immediately.
4. Shout for help.
5. Pull the child out of the water.
6. Stay with the child and dial 911 (or the local emergency number) for help.
7. Check the airway and breathing. If needed, start CPR immediately (if you are trained).
