Rental Property Information
There are 11 bedrooms & 12 bathrooms. 10 bedrooms have an en-suite shower. Large living, dining & kitchen. The exterior has a (heated) salt water swimming pool, hot tub, natural gas fire pit, propane fire pit, Jumbo Jenga, Cornhole, Pool Basketball & grill. Plenty of seating, lounge chairs, large carport and parking for 10-12 vehicles.
Additional fees: $50 to heat spa to 102 and $100 to heat pool to 84 daily. $50/hour for early check in or late checkout. $10/person/night over 16 guests.
This home has a modern farmhouse like feel. It is a new build designed with you in mind. At over 6200 sqft (interior/exterior living), you have plenty of room to relax and unwind. There are 11 bathrooms and 12 bathrooms. 3 pack and plays provided for your babies. Bring your bedding for pack n plays. Cook in your kitchen. Cook for others. Enjoy the fireplace in the living room or take a hot bath in the cast iron claw foot tub. Enjoy the exterior living with a hot tub, heated pool and plenty of lounge chairs and seating. Have a cocktail and steak with the Grill or enjoy the spa that seats 16-20. Smart TVs are in every bedroom for your viewing pleasure. If you are celebrating a special occasion, let me know in advance.
The backyard is completely enclosed and can be locked to keep children in. Video surveillance will be external only. NoiseAware is installed so please keep noise down. Noise cannot “substantially disturb” the neighbors. DJs are not recommended since they have to keep music down. Bands likewise are not recommended. Any celebration requires a $1000 noise refundable deposit. As long as you’re not noisy and cops don’t issue citation, you get noise deposit back. Remember this is a home in a residential neighborhood. Great news is we built the same home on 33 acres in Fredericksburg, Texas. This neighborhood is diverse. Some of my favorite places to eat and hang out are less then a mile away. This is a somewhat residential and somewhat commercial street that is somewhat busy due to the central nature of this location to Phoenix and the airport. It’s very safe. A large AirBnb is on the right of you. Theres a large Church that is your front neighbor. The best restaurants and bars in AZ are a 2-5 min Lyft/Uber ride away.

Each bedroom has the ability to lock with codes that can be given to the person who booked the reservation and then distributed. It’s a 4 digit code pushed into the keypad. It’s like each person gets their own lockable suite.

FREQUENTLY ASKED QUESTIONS
Q: CAN I CHECK IN EARLY?
A: Checkin is 4pm and early check in is based on availability. Check the Calendar to see if the day before your check in is available. If so, you can check in early by paying $50 plus service and fees per hour. However, if the calendar is blocked the day before your check in it means that guests will be checking out at 10am generally. This also means cleaners will need time to clean. Many times we can still offer as early as a 12pm early check in to the exterior living, pool, hot tub, fire pits area and a bedroom and bathroom while the cleaners finish up. If you need to load the fridge up, let us know in advance. This service is still $50 an hour plus service fees and taxes. We can’t guarantee or confirm an early check in until 7pm the night before your check in. Request and pay for your early check in once we confirm through the app. I’ll send a reservation change for the fee plus taxes and fees.
Q: CAN I CHECK OUT LATE?
A: Checkout is 10am. Late check out is based on availability. Check the Calendar to see if the day you check out is available. If so, you can check out late by paying $50 plus service and fees per hour. However, if the calendar is blocked the day you check out it means that guests will most likely be arriving at 4pm. Many times we can still offer a late checkout no later than 12pm This service is $50 an hour plus service fees and taxes. Request, reserve and pay for your late check out before the next guest requests an early check in.
Q: HOW LONG DOES IT TAKE TO HEAT THE POOL?
A: In the cold months where weather drops below 50 degrees, it can take up to 24 hours to heat. As the weather gets warmer, it will take less time. It is important to let us know if you want to heat the pool way in advance so we can have it heated upon your arrival.
Q: CAN I HAVE A WEDDING?
A: Yes, there are additional fees for more than 35 guests.

This is the second time my group stayed at the Phoenix Farmhouse and it's an incredible house for large teams. However, it's definitely well-used. The bedrooms & bathrooms were great, but we couldn't get the dishwasher to clean (and the dish racks were falling apart) so we had to wash everything by hand after every meal, which got tedious for a large group. The trash bins were also completely full from previous groups. So we had to pile our garbage on the ground. And finally, there's lots of "stuff" in the kitchen area from previous groups that make it difficult to find what you need. There's old plates, catering napkins, broken kitchen accessories, piles of catering trays, etc. I feel like a clean out would de-clutter the pantry and drawers. With that said, we would definitely stay here a third time! The size, location, and amenities are great for our group.

What a perfect place for our large group to gather! It's so hard to find a place that can comfortably host 31 humans, so we were so happy to find this place that could house our group nicely! With 11 bedrooms, everyone had their own space when they wanted it, and 12 bathrooms made this place a dream for showers and such! The outdoor AND indoor seating made this place so comfortable for everyone to find a spot to sit and chat/play games. The kitchen and pantry are large. Plenty of parking space!
The highlight of the place, especially for the kids, was the pool! One really nice thing that we weren't necessarily expecting was that the back yard is so private! There is a large lot behind the place, and there is lots of vegetation lining the fence, so we felt it was like our own little private paradise!
Couple things to note...
The home is on a fairly busy road, so the front is a bit noisy.
THERE IS NO FENCE AROUND THE POOL! So we had to keep an eagle eye on all our little ones!!!

We had our wedding here and it was the perfect fit! The yard was plenty large enough for our 50 person ceremony and reception. Plenty of beds and rooms for our family and bridal party to stay with us for the weekend. They had the tables, chairs, a bar, and coolers available for us to use for the event which was so convenient. There were a couple minor hiccups but Vanessa was amazing at responding and helping us with those small glitches throughout the weekend. We honestly could not have picked a better venue for our wedding! We will be back for our anniversaries parties! ❤️

This is beautiful house that is absolutely perfect for a group setting. We had a large group, but everyone had plenty of space and privacy. Sharing meals together was seamless. Our internet speeds were slow and the busy street out front made exiting and entering a minor challenge, but the beautiful surroundings more than made up for this. We would stay here again.

The Phoenix farmhouse was Amazing! A group of us were there for an NFL football game and it was a perfect place to chill in the pool and back patio. The location is very centrally located which made it easy to Uber or drive anywhere you need to go. Luke and Vanessa were in touch daily to make sure we didn’t need anything. I rented this place over this past weekend (02/04/22) extremely last minute. Vanessa was absolutely amazing trying to accommodate our needs with such short notice. The house is even better than the pictures, and super clean which is always one of my greatest fears when renting an Airbnb. The sheets on the beds were immaculate, we were walking barefoot in the house and to our surprise the floors was also very clean. All of the rooms had a smart TV so it made for a nice private space of our own in the house. We loved the home. We had our business forum meeting here for our annual retreat. It was perfect. There are 7 King Suites (plus many other bedrooms), so we all had our own space. We used the living room TV for presentations but sat outside for meetings in the afternoon. We hired a private chef for dinner one night (amazing - Thank you, Privato). The pool and spa got lots of use. Communication with the host was great. We would love to return and use this space again.

Wonderful home. It was perfect for our team meeting. It was really nice that everyone was able to get their own bedroom (with a lock!), each with its own bathroom, too. We brought an HDMI cable and plugged into the TV to have some colleagues join us virtually. We actually rented a different Airbnb for the weekend to celebrate my fiancé’s 30th. When we (and our 10 guests) arrived at that place, we discovered that another group was already occupying it due to the other host double booking the property. We were forced to scramble at the last second and find somewhere for our guests to stay, since a couple had flown in from out of town. When we found this place, I was quickly reminded that everything happens for a reason!
We were all completely blown away by this property. The home was beautiful, to say the least. There was more than enough space for all of our guests to sleep comfortably and almost every bedroom has its own bathroom! There’s plenty of seating and space for everyone to relax and hang out comfortably. We originally planned to go out one night to explore the city, but decided to stay in the house instead because it was just so nice and we wanted to enjoy every second of it! Everything was so clean and tidy, it was as if we were the first guests to stay there.
Aside from the house itself being amazing, the location is perfect. It’s located near grocery stores, restaurants some pretty cool bars.
The hosts were also extremely helpful and responsive if we had any questions.
I’d stay here again and again. 10/10!

This home is spectacular. My family of 4 siblings traveled to Phoenix for a wedding and stayed here with our adult children. It was nice to have everyone under one roof and spend quality time together before and after the wedding. I would recommend this home for family gatherings. The rooms are comfortable, the kitchen is spacious and there is enough sitting in the commons area. The outdoor space is also very nice and spread out. We had the best time.

This property delivered on every level. We held a small business retreat there and it was perfect! Everyone had their own bedroom and bathroom, there were large TV's we could watch our conference on, and the kitchen and pool area granted plenty of room for FUN! I can't think of one thing this property didn't have. We can't wait to go back!

What an experience! Everything about the Phoenix farm house is incredible! We opted to heat the spa and pool for a small additional fee and it was worth every penny. The hot tub alone was able to fit all 16 of us comfortably. I've never seen a hot tub so big. We spent a lot of our time in the backyard which has a living room around a huge flat screen. There's a grill, a farmhouse table to eat on and even some modern rocking chairs. The men put their football games on and grilled while the kids splashed around. I loved the basketball hoop for the Pool and the jumbo Jenga game. We created so many memories that we won't forget. We used the kitchen as a place to gather and eat around the extra large island. One side of the oven was being repaired but we were able to use the other oven just fine. We had some business to do and using the copy machine and scanner in their business center
made our remote jobs easy. Also, I can't believe there was 12 bathrooms. That made it super easy to get ready at night. We will definitely be back. The kids won't stop talking about it.

Our stay was very stressful and unpleasant in this property. This could be a nice house, however it is not managed and we had tons of issues during our stay.
Electricity was disconnected due to host not paying the bill, Oven was not working properly and was half broken (host is aware of the issue), Pool and hot tub were heated only after 24 hours of our stay (host promised that hot tub will be heated about 2 hours after we arrive), Grill was not working and host told us that we had to find propane gas tank ourselves and it took us about 2 hours to find one. There is gas smell every time you switch between pool and hot tub, it was reported by other renters as well (per host message).
Host was very confrontational, she basically made us to do property management during our stay and meet Gas technician, Electricity technician and Oven technician.
Last one to mention is location. House is very nice but it is located on the main street in sketchy neighborhood and we saw tons of police cars on the street during our stay. Wouldn't recommend for families with kids.

I apologize for not making your stay 5 stars at the Phoenix Farmhouse. I’ve never heard or seen cops in the neighborhood but it wouldn’t be abnormal seeing police the week of Christmas. It’s extremely safe with new houses all around. It is a busy street though. A new gas technician replaced a part on the gas equipment recently and I haven’t smelled that faint smell of gas on start up anymore. Neither have other guests. So it looks like we are good. 50 percent of our guests have children and their reviews have been awesome. I love hearing that families loved our home. We spent a lot of time thinking what the children and parents would want. From the pool basketball hoop to the jumbo Jenga. We are thinking of adding cornhole too. The pool seems to be the kids favorite. There’s two large baja shelves for them to play in shallow water and plenty of floaties and life vests for all ages. The kids love the bunk room with a PlayStation and games too. The oven will be replaced if the part that just came in doesn’t fix it. I wish I could have provided a perfect stove to you and I’m sorry. Electricity is on auto-payment now so there should be no issues there. I made sure the electricity company had you back up and running that morning in less than an hour. I get you wanted a hot tub and heated pool right away but it was impossible as you booked our home last minute in the evening because you weren’t satisfied at the previous rental. It was late but I wanted to help you. However, I told you the pool wouldn’t be heated until the next day as my listing description said I needed a day notice. The hot tub I said would take 4-5 hours. You did get to use the hot tub the first night so I was happy the spa heated fast. I wish everything had been perfect and we are doing our best to make sure none of your complaints arise again in the future. We truly care about your stay and want to make everyone happy.
